The door came off its rails when the right spring snapped at 7:40 on a Tuesday morning, trapping a commuter car inside. We were there in under an hour. Two new cycle-rated springs, re-seated the cables, and checked the left spring before we touched anything else: it was within a thousand cycles of letting go too, so we replaced the pair. The door now runs balanced and quiet, and Otto wrote the spring cycle expectancy on the invoice so the homeowner knows exactly when to call before the next one fails.

Someone backed into the bottom panel, hard enough to buckle the steel and tear the weather seal clean off. The door still worked, but it looked like a car wreck and let every breeze in. We sourced a matching panel through Wayne Dalton’s La Mesa distributor, replaced the seal, and swapped the nylon rollers while we had the tracks open. You can’t tell which panel is new, and the garage stays dry in the winter rain we get off Mount Helix.

Opener Replacement with Side-Mount Conversion

The old chain-drive opener died mid-cycle, leaving the door at a 45-degree angle with the rail sagging. We pulled the center rail entirely and mounted a LiftMaster 8500W on the torsion bar, which freed up the entire ceiling for a storage rack the homeowner had always wanted. The new unit is nearly silent, runs on battery backup during the brownouts we get in September, and connects to the phone for open and close alerts.

January wind pushed the door sideways against the track, bending the vertical rail and popping the cable off the drum. The doors in that neighborhood sit on a slope, so the wind catches them differently than the flat lots in central La Mesa. We replaced the track section, re-spooled both cables, and added a strut brace the original install never had. The door glides through the radius like it was just installed.

The original wood door had spent 35 years facing afternoon sun and salt air rolling up from the coast. The bottom rail was rotted through, and the panels had warped enough to leave a visible gap at the top. We measured for a Clopay insulated steel door in a carriage-house style that matched the house’s Spanish roofline. Between the insulation and the new perimeter seal, the owner says the garage stays ten degrees cooler in August and ten degrees warmer on January mornings.

The homeowner thought they needed a new opener because the door shook and rattled on every cycle. The opener was fine. The door was riding on original 1990s metal rollers with flat spots, and four hinges had worn oval holes. We installed nylon rollers with sealed bearings, replaced all the worn hinges, and lubricated the torsion springs and tracks. The loudest part of opening the door now is the click of the wall button.
