Some of the older Stratford doors from the early 2000s use a slightly wider bead. We will measure the old seal before we quote, so you don’t get a seal that drags or one that leaves a gap.

On the OEM-vs-aftermarket question: Amarr’s factory seal is good rubber, but we also carry a high-density aftermarket bead that holds its shape longer in La Mesa’s summer heat. • Daylight under the door. This is the obvious one. Put the door down and look at where the bottom panel meets the concrete. If you can see light, water and mice can get through just as easily. The rubber has flattened or compressed past the point of sealing.
• Crumbly, cracked, or flattened sections. La Mesa’s dry heat bakes rubber over time. You’ll see the seal lose its round shape and develop small cracks along the bottom edge. Once sections stay flat after the door opens, the seal is done.
• Water pooling inside the garage after rain. La Mesa does not get a lot of rain, but when a storm comes through, a failed seal lets it run right under the door. Check for damp spots near the door’s base after the next downpour.

DIY or Call Us?

Replacing the rubber seal itself is not dangerous if you know what you’re doing. The door stays down, the springs stay loaded but untouched, and the work is mostly kneeling and pulling old rubber out of a channel. The thing that catches people: Amarr’s bead is not universal. If you buy a home-center seal that doesn’t match your retainer, it won’t seat, and you’ll be back at the store with dirty hands and the same gap. Some doors also have screws through the retainer into the bottom panel that have rusted solid, and drilling out a stripped screw while lying under a door is not how most folks want to spend a Saturday.
